2. Photography- twelve or more internal/external wide angle photographs.

3. To Let board installed outside the house, with 0800 Freephone enquiry number.

4. We organise your EPC certificates, gas safety certificates and electrical safety certificates.

5. Accompanied viewings with all tenants.

6. Credit referencing tenants.

7. Preparing tenancy agreements.

8. Preparing an Inventory/schedule of condition.

9. Reading meters and advising utility companies.

10. Regular inspections of property.

11. Dealing with maintenance issues.

12. Collecting monthly rents.

13. Dealing with disputes.

14. Check-out inventory.

10% per calendar month management fee.

£295 contract and insurance policy set-up fee.

This is popular with Landlords who need the assurance that if anything goes wrong with the tenancy there is a back-up insurance policy to pay the rent whilst legal proceedings take place. Effectively we insure the rent, and is only available to A1 credit risk tenants.
